The Owners Corporation has been a large part of Thomas Quixley ( Fairfield) Pty Ltd for over 30 years.  Our experienced staff with a wealth of knowledge are able to provide each owner with expert service and dedication throughout the process.  Our services include

Annual General Meeting

 

  • Every meeting is hosted on site at Thomas Quixley Fairfield Pty Ltd
  • Organisation of Annual General Meeting
  • Owners Corporation Manager will attend and minute each AGM
  • Review of Annual Financial Statements
  • Submit Proposed Budget
  • Slide show presentation detailing aspects of the building and common area presented to all owners who attend the AGM

Accounting

 

  • Manage invoices for general outgoings
  • Issue notices for Owners Corporation levies
  • Preparation of end of financial year statements for tabling at the AGM
  • Reconciliation of bank account
  • Records kept and maintained of all Income & Expenditure and Assets and Liabilities of the Owners Corporation

Maintenance

 

  • Arrange and coordinate repairs of repairs to common property
  • Photograph and Report on all major works
  • Maintenance of essential services
  • Quotations provided and submitted to members for consideration

Documentation

 

  • Prepare and issue Owners Corporation certificates
  • Maintenance of the Owners Corporation register
  • Supply hard copy and soft copy (PDF if required) of AGM minutes after each meeting

Insurance

 

  • Management of strata insurance (including renewal and review)
  • Management of site valuations as required
  • Preparation, lodgement and follow up of all strata insurance claims

Personal Management

 

  • Communication assistance and mediation between lot owners as necessary to ensure efficient and effective outcome
  • Regular site inspections with photographic records detailing each building
